A long-planned hotel at Folsom’s Palladio is preparing to welcome its first guests next week, adding a new lodging option to one of the city’s fastest-growing commercial corridors.
The 130-room AC Hotel by Marriott at 510 Palladio Parkway is scheduled to open June 10, with reservations now available online through Marriott’s booking platform, according to Insignia Hospitality Group Chief Operating Officer Rachel Overman. Insignia Hospitality developed the Folsom hotel.
A formal grand opening and ribbon-cutting event will likely take place two to three months later, Overman said.
The five-story, roughly 85,000-square-foot hotel represents the latest phase of development at the Palladio, expanding the center’s offerings beyond retail and entertainment.
The $20.7 million hotel project was first announced in 2022 and broke ground in late 2024 as part of a broader wave of investment in the East Bidwell Street corridor.
“We anticipate things to pick up pretty quickly,” Overman said, citing early booking activity ahead of opening and expected demand from both corporate and leisure travelers. Weekday occupancy is expected to be driven largely by business travel, while weekends are anticipated to draw sports and leisure visitors, she said.
The hotel is the second Sacramento-area property for Midland, Texas-based Insignia Hospitality Group, which opened a TownePlace Suites by Marriott in Rancho Cordova about three years ago. Overman said the company plans additional expansion in Northern California.
The AC Hotel brand, which originated in Spain before joining the Marriott International Inc. (Nasdaq: MAR) portfolio, emphasizes modern European-inspired design and minimalist aesthetics.
Overman described the Folsom property as intentionally contemporary and understated, with food and beverage offerings designed around a more European-style hospitality experience.
The project includes a restaurant, bar, meeting space and outdoor gathering areas. One of the property’s more distinctive features is a separate section on the fifth floor containing eight furnished luxury loft-style suites intended for extended-stay corporate or relocation guests, according to Overman.
The hotel was built by DesCor Builders, a general contractor headquartered in Roseville. Other local projects that DesCor has worked on include Broadstone Villas in Folsom and The Strand apartments in West Sacramento.
The hotel adds new lodging capacity near several major healthcare developments underway around the Palladio, including planned and active projects by Kaiser Permanente and Sutter Health that are expected to bring additional workers, visitors and business travel demand to the area.
