With construction approaching, a planned retail center in Folsom Ranch has named its grocery anchor and several more tenants.
Safeway will anchor Alder Creek Marketplace, according to project developer Hunter Partners. Construction on the retail center in the Folsom Ranch community is expected to begin no later than next week, said Josh Rupert, senior director of development for Cupertino-based Hunter Partners.
Safeway’s 55,000-square-foot lease in Folsom Ranch includes a grocery store and a fuel station, according to a news release from Hunter Partners. In an interview with the Business Journal, Rupert called Safeway a “first-class operator.”
Safeway will be the first grocery store in the fast-growing Folsom Ranch community, which is south of Highway 50 and is expected to include thousands of new homes, as well as retail projects, medical developments and a sports complex.
Hunter Partners also developed a retail project called The Shops at Folsom Ranch, which is within the same community. The Shops at Folsom Ranch was among the Business Journal’s Best Real Estate Projects in 2024. The upcoming Alder Creek Marketplace will be directly to the west of The Shops at Folsom Ranch, according to Rupert.
Located at the southwest corner of Alder Creek Parkway and East Bidwell Street, Alder Creek Marketplace will have 95,000 square feet and span 12-plus acres, according to Hunter Partners. With Safeway’s lease, the planned center is more than 80% leased or under negotiation, the developer said.
“We certainly believe it’s become highly unusual to have the level of pre-leasing that we’ve done on this center,” Rupert said.
In January, the Business Journal reported that New Jersey-based sandwich chain Jersey Mike’s was the first tenant to sign a lease for Alder Creek Marketplace. Since then, several other tenants have joined the planned center. In addition to Safeway, those businesses include:
- Paris Baguette, which describes itself as a neighborhood bakery cafe that specializes in French-inspired goods. The chain, which already has a local presence, is expanding in the Sacramento area.
- A second location for a nail salon that has a presence in Hunter Partners’ Shops at Folsom Ranch nearby
- Next Health, a high-end wellness chain that offers services including IV therapy, cryotherapy, hyperbaric oxygen therapy, diagnostic testing and regenerative medicine. Next Health has two other Sacramento-area locations in the works.
The new leases span 64,000 square feet, according to Hunter Partners.
Rupert attributed the center’s strong pre-leasing activity to a variety of factors, including the leasing team from local brokerage The Edwards Company, the success of The Shops at Folsom Ranch and the overall growth of Folsom Ranch. Since the community will include so many types of businesses, retailers have an opportunity to attract customers throughout the day, Rupert said.
He’s focusing on diversification as he fills the remaining spaces in Alder Creek Marketplace. “We don’t want a center that’s all one type of use,” he said.
Rupert declined to disclose a project cost for Alder Creek Marketplace. DesCor Builders is the project’s contractor and LPAS Architecture + Design is the architect.
If all goes as planned, people might see noticeable progress on the center in early 2026, Rupert said. Businesses could start opening in the first half of 2027, he added.
“We are incredibly excited about this project,” Rupert said.
